Bell Mountain Bylaws
The purpose of our bylaws is to guide the Board's
actions and decisions, establish meeting
requirements and generally outline how and
when the Board is to act. They are helpful in
preventing or resolving conflicts and
disagreements. They can protect the organization
from potential problems by clearly outlining rules
around authority levels, rights, and expectations.
Restrictive Covenants
Restrictive Covenants enforce a standard of
uniformity across our development. Covenants
outline rules that govern building and land use.
They stop your neighbors from letting their
homes fall into decay and lowering your
property values. Restrictive covenants also give
buyers peace of mind when they purchase a
home. This can make your home easier to sell later on.
General Liability - Certificate of Insurance
Insurance coverage and limits have been
purchased by Bell Mountain Corporation
and include our road and gate. This
information is required when refinancing
and purchasing property.

Road Utility Easement
A road utility easement is the legal right of
a non-owner to use a part of another person’s
land for a specific purpose. In the case of Bell
Mountain, the gate and first several hundred
feet of road are granted to our community in the
form of an easement. A copy of that easement
is included here.

Annual Dues
POA dues are assessed at a rate of $400 per Lot owned
per year and are due on January 30 of each calendar
year
